Windows rarely fail all at once, and the signs of wear are easy to live with until you notice how much they affect your comfort. If you own a home in Union, St. Clair, Pacific, or anywhere in eastern Missouri, here is how to tell when it is time to replace your windows and what to consider when you choose new ones.
Stand near a window on a cold, windy day. If you feel moving air around the frame or the sash, the seals and weatherstripping are no longer doing their job. Drafts make rooms uncomfortable and force your heating and cooling system to work harder to keep up.
Some drafts can be fixed with new caulk or weatherstripping. When the frame itself is warped or the window no longer closes tightly, replacement is usually the better fix.
Double-pane windows have a sealed space between the glass. When that seal fails, moisture gets in and you see fog or water droplets trapped between the panes that you cannot wipe away. Once the seal is broken, the window loses much of its insulating value.
Condensation on the inside surface of the glass is a different issue and can point to high indoor humidity. Fog between the panes, though, is a clear sign the window has reached the end of its useful life.
A window should open smoothly, stay where you put it, and lock securely. If you have to force a sash, prop it open, or fight with the lock, the hardware or frame is wearing out. Beyond the frustration, a window that will not close and lock properly is a security and safety concern.
Soft or crumbling wood around the frame, peeling paint that keeps coming back, or water stains on the wall below a window all point to moisture getting in. Left alone, that water can damage the framing and wall around the opening.
You may also notice rooms that are always hotter or colder than the rest of the house, or energy bills that creep up without a clear reason. Older single-pane or failing windows are often part of the problem.
Once you decide to replace, a few choices shape the result.
Style comes first. Double-hung, casement, sliding, and picture windows each open differently and suit different rooms. The right style should match the character of your home and how you use each space.
Frame material affects maintenance and appearance. Vinyl is low maintenance and widely used. Other materials offer different looks and price points. A contractor can walk you through what makes sense for your home and budget.
Energy performance matters too. Look at the glass package and ratings, and choose windows built to keep your home comfortable through hot summers and cold winters.
A high-quality window installed poorly will still leak air and water. Proper window installation means a correctly sized opening, a window that is set level and square, and careful flashing and sealing so water drains away from the wall instead of into it.
Because we also handle framing and siding, we can address problems in the opening itself and make sure the new window ties in cleanly with your exterior.
